Residential Extensions & Renovations

Baan Kotori

Comprehensive renovation and extension of an unfinished villa in Angthong, combining structural alterations, specialist building systems and premium interior finishes.

The Project

Built around the
requirements of the site.

Baan Kotori is a substantial renovation and extension of an unfinished villa in Angthong, Koh Samui. Samui Modern Construction took over the existing shell to address construction defects, complete the accommodation and coordinate the systems needed for a fully functioning home.

The works included structural alterations, additional lower-level accommodation, new staircases and terraces, roof waterproofing, and replacement of the existing render with carefully detailed control joints. Electrical and plumbing installations were also reworked and coordinated with the revised layouts.

The project combines premium interior finishes with extensive infrastructure upgrades, including ducted air conditioning, solar power with battery storage, deep-well water supply, rainwater collection, water treatment and wastewater systems. A 12 × 5 m heated pool forms part of the villa’s outdoor living facilities.

Samui Modern Construction manages the overall delivery, coordinating construction teams, specialist contractors, suppliers and finishing trades. The project demonstrates the detailed planning required to bring an existing structure, new additions and complex building systems together.

What you see matters.
What you don't see matters more.

Quality construction starts long before the finishing materials are installed.

Structure, reinforcement, waterproofing, drainage, services and material selection all contribute to how a building performs over the years that follow.
