Villa Montana

A substantial extension beneath an existing luxury villa in Bophut, creating new guest accommodation, a gym and office, and dedicated staff and utility spaces.

The Project

Completed in January 2026, the Villa Montana extension created approximately 200 m² of additional space beneath an existing residence at Kaya at The Estates in Bophut, Koh Samui.

Designed by Erix Designs, the extension includes a spacious guest bedroom with an ensuite bathroom, a combined gym and office with an adjoining bathroom, staff accommodation, laundry and storage areas. A new connecting staircase integrates the additional rooms with the existing villa.

Building beneath an established property required careful coordination of the new structure, existing building and services. The extension incorporated an independently engineered structure, with construction and detailing adapted to the villa’s existing layout and levels.

Samui Modern Construction managed the complete extension project, coordinating structural construction, electrical and plumbing installations, interior finishes and bespoke joinery. The finished spaces expand the villa’s accommodation and everyday functionality while maintaining a consistent standard of finish throughout.
