Understanding the Cost of Building on Koh Samui

Building on Koh Samui can offer excellent value, but how much further should your budget go? We explore realistic expectations and what to check behind a headline construction price.

A visit to Koh Samui can make the prospect of owning a home here particularly appealing. Everyday spending often feels more affordable than back home, and it is reasonable to expect that a construction budget might go further too. The question is how much further, and whether the price being offered reflects the finished home you have in mind.

Everyday purchases provide a useful reality check. A Toyota Hilux may cost considerably less in Thailand than in the UK, while the difference against an Australian model can be much smaller. Prices depend on the market, taxes and specification. These can be meaningful savings, but they are a long way from paying one tenth of the price. Construction deserves the same practical scrutiny: when a quotation promises a dramatic reduction in cost, it is worth understanding exactly what will be delivered.

For perspective, an illustrative construction budget of £4,000 per square metre for a high-specification home in parts of the UK equates to approximately ฿180,000 per square metre, using a rounded exchange rate of ฿45 to the pound. A quotation of ฿20,000 per square metre represents little more than one tenth of that figure. That is an extraordinary difference, far beyond the savings illustrated by our vehicle comparisons. Although many everyday costs are lower in Thailand, a ninety per cent saving is an exceptional proposition. A construction quotation suggesting savings on that scale deserves careful examination before it is accepted as the cost of an equivalent finished home.

A rate per square metre is only meaningful when you know what it includes. Are kitchens, air conditioning, glazing and bathroom fittings specified, or covered by modest allowances? Are pools, terraces, retaining walls, drainage and utility connections included? Is the area measured as internal accommodation or total covered space? A simple house with basic finishes and a bespoke villa are different products, even when both are described as “finished”. We explore these distinctions further in our article, “What Does a Price per Square Metre Actually Include?”

Building on Samui can offer excellent value when the design, specification and budget are developed together. Before appointing a contractor, compare detailed proposals, visit completed projects and understand how the work will be supervised and checked. The most useful price is one that clearly explains what it will take to deliver the home you expect, with the materials, workmanship and completeness agreed from the outset.
